I have been active in the Spanish property sector for over 30 years. During that time I have established contacts and tight working relationships with many banks and estate agents in the rural areas of Málaga. Among these, are Spanish estate agents who work from home, often with no websites. Using these contacts and my local knowledge, I can help you find a property that meets your needs exactly. Some of these properties you won't even see advertised anywhere as they are sold between Spaniards without active marketing!
Why don't I have many properties on this site?
Up to 90% of my time is taken up with property surveys, investigating and resolving property regularisation issues (ensuring they are legal homes), resolving boundary issues, resolving mistakes made by lawyers, dealing with inheritance deeds, resolving catastro problems, investigating property fraud and town planning issues and modifications (among other things).

While most of my work is on the property consulting side, I do also operate as an estate agent. Follow the Properties tab to find a drop-down menu listing a few properties that I have been asked to marketed. I guarantee these are all legal sales or need very little paperwork to become so.
In Spain, many estates agents share large data bases with many wanting a 'cut of the pie' when a sale is agreed. For example, you may see a property for sale on a large website priced at 250.000 euros. This probably means that the owner will accept 230.000 euros and the rest goes on a commission shared between any agent who has had a part (however small) in selling the property.
As I don't work with large companies or databases, I'm not obligated to share a commission with other agents meaning the buyer (you) pays less for a property. Also, with my ability to speak fluent Spanish, I can often help the vendor and buyer come to an amicable financial agreement.
I do work with a few private agents but on a 1:1 basis and any commission we make is split 50/50. The price isn't inflated to cover any other agent commission. It makes good sense, yes?
I live and work in the northern Málaga areas and know other agents who work on a similar 1:1 basis as I do. This means that if you're looking for a specific type of property, a property with specific criteria or a property in a specific area the chances are I can save you time and money. You won't have to drive up and down tracks to be shown properties that don't meet your criteria or are way out of your budget. I will have done the leg work on your behalf, given you genuine feedback on the property or checked whether the property in question is genuine or being used as a 'sprat to catch a mackeral'. I will also be able to ascertain whether the price or conditions of sale can be negotiated or whether the
paperwork is ready for a sale. This saves you from wasting time and money running after something that may not be legal.

What do I need to know from clients wishing to purchase a rural property?
To make this process as efficient as possible there are a few things I need to know if you want to purchase a rural property. These include:
- The areas you've looked in or are currently searching.
- Property access. For example whether long tracks are important or not.
- The minimum amount of land required. Remember that land requires work or the cost of paying for it to be maintained.
- Number of bedrooms.
- Number of bathrooms.
- Beamed ceilings or not.
- Modern or rustic kitchens.
- Patio area. Is space for a BBQ important.
- Swimming pool.
- Direction the property faces.
- Whether stairs are a problem.
- How many cars need to be parked.
- Fireplace or central heating.
- Whether the property can 'legally' be extended.
- Whether you want a property to repair or restore.
- Whether it's for full-time residence or for holidays.
- Your financial budget (including purchase taxes, notary fees, registry office - for deeds - fees, conveyancing etc).
Many clients I speak to also bring with them or send me an email containing the following attachments:
- Glossy magazine cuttings of what they're looking for.
- Cuttings showing the kind of interiors they're looking for.
- Drawings of the kind of floor plan and size they'd like.
- Any internet links that give me a clearer picture.
